THE FEELING
Big windows on two sides mean the flat is full of light from about seven in the morning. The layout is open-plan and uncluttered — a lot of room to breathe, warm wood against white walls, and nothing in it you have to be careful around. It is a genuinely restful place to land after a long flight or a long day.
THE BEDROOMS
The primary bedroom has a plush king bed with hotel-weight linens, blackout curtains, generous wardrobe space and its own smart TV. The second bedroom takes a queen, again with full wardrobes and blackout curtains — genuinely comfortable for a second couple, grandparents, or a colleague on the same assignment. A sofa bed in the living room takes a fifth guest or a child comfortably.
THE LIVING ROOM
Sofa seating, a 65-inch smart LED TV with Netflix, Prime and YouTube ready to sign into, and enough floor space that a toddler can be a toddler. The dining table seats four properly — not a token perch, an actual table people linger at.
THE KITCHEN
A full modular kitchen, open to the living space so nobody cooks alone. Hob, refrigerator, microwave, kettle, cookware, crockery, cutlery, and the things that are always missing everywhere else — sharp knives, a colander, a chopping board, salt, oil, tea, coffee and sugar waiting for you. You can cook a real meal here on your first night without a supermarket run.
THE BATHROOMS
Two full bathrooms — one off the primary bedroom, one serving the living area, which matters far more than people expect when five of you are trying to leave at the same time. Hot water around the clock, fresh towels, and full-size bathroom essentials rather than sachets.
THE WORKSPACE
A proper desk with power within reach. WiFi runs at 200 Mbps, and on the rare occasion the power goes, an inverter keeps the lights, fans and WiFi running — so a four o'clock video call is not a gamble. (The geyser and TV take a short break until the mains return.) Several of our guests work full weeks from here.
THE BALCONY
Morning coffee outside, looking over beautiful trees rather than into traffic. This is the part guests mention most.
GREEN, AND GENUINELY QUIET
This is the thing guests tell us most often, and it is the hardest to convey in photographs: the estate is properly green. Old trees, a landscaped central lawn, birds in the morning. In a city that has traded a great deal of its canopy for concrete, fourteen and a half acres of it at the intersection of Indiranagar is close to unrepeatable. Guests visiting Bengaluru for the first time — and particularly guests travelling from abroad — tell us they sleep better here and feel safe walking the grounds at any hour. Security is staffed twenty-four hours and the whole compound is gated and monitored.
THE GROUNDS
Staying here gives you the run of a resort, at no extra cost: a tennis court, a basketball court, a children's play park, and fourteen and a half acres of lawns and mature trees to walk in the mornings or sit out in the evenings. Families tell us the children barely want to leave the compound. It is closer to a campus than to an apartment block, and no other stay close to Indiranagar offers anything like it.

Guest access
The entire apartment is yours — both bedrooms, both bathrooms, the kitchen, the living and dining space, and the balcony. No shared areas, no host dropping in.
You also have the run of the estate grounds: the tennis and basketball courts, the children's play park, and the lawns and walking paths across the whole estate — all included, all open to you. Security is staffed twenty-four hours a day and the compound is gated throughout, which is the single thing our guests from overseas mention most.
Guest parking inside the gates is available at ₹300 a night, charged by the residents' association. Just tell us your vehicle number when you book and we will have your pass ready, so you are waved straight through rather than stopped at the gate.
Two honest notes: The clubhouse and gym are closed for a full renovation and will not reopen during your stay. The swimming pool is run by the residents' association and charges a small per-use fee of about ₹300 a swim per person. Everything else on this page is free and open to you.
We are a message away the whole time you are here — usually replying within the hour. We live in the same complex should you require immediate assistance and equally happy to leave you completely alone. Whichever you prefer, just say.

Who this home is perfect for
Families — two bedrooms, two bathrooms, a sofa bed for a fifth, a full kitchen, and a gated estate with a play park, a basketball court and acres of lawn. Children can actually be outside here, unsupervised and safe, which is rare enough in central Bengaluru to be the reason most of our families book.

Remote workers and longer stays — a proper desk and chair by the balcony doors, internet backed by an inverter so a power cut does not drop your call, somewhere green to walk between meetings, and monthly rates that make a month here genuinely sensible.
Medical stays — Manipal Hospital Old Airport Road is walking distance. Quiet nights, a full kitchen for special diets, free laundry, two bathrooms and lift access throughout. We have hosted several families through treatment and we know how to make it easier. Just tell us what you need.
NRIs and returning families — space for everyone, a kitchen you can properly cook in, and a secure gated compound you can leave the children in. A softer landing than a hotel, and considerably more room.
Couples and tourists — the best restaurants and bars in the city on your doorstep, and somewhere genuinely quiet to come back to.
Good to know
• Self check-in with a keypad on the door, at any hour — no keys to collect and nobody to wait for.
• This is a quiet residential community — no parties or events, and please keep noise down after 10 PM. Everyone here is a neighbour.
• Early check-in and late checkout are usually possible — just ask, and we will do our best.
• Arriving on an early flight? Tell us your flight number and we will check whether the flat is free from 6 AM.
• For stays of a month or more, electricity is billed at actual metered usage.
• Smoke and carbon monoxide alarms, a fire extinguisher and a first aid kit are all fitted.
• Guests of every nationality are warmly welcome.
